Before another month goes by

Compare the payment. Understand the payoff.

When debt payments leave little room for groceries, savings or family plans, it is okay to ask for help. Your letter is an invitation to look at another option—not pressure to borrow.

Credit card balances

Review whether paying off eligible cards with home equity could improve monthly cash flow.

Personal loan payments

Bring high-rate loans into the conversation. Compare their remaining costs with the proposed new loan.

A stronger household plan

If you free up cash, give it a purpose: essential expenses, emergency savings or principal repayment.

Two options. One informed decision.

Keep your first mortgage. Review your home equity.

A HELOC or fixed HEIL is a separate, second-lien loan. Your existing first mortgage stays in place.

HELOC

Home Equity Line of Credit

  • Access an available credit line during the draw period.
  • Variable rates and payments can change.
  • Ask about repayment periods and any fixed-rate options.
Explore a HELOC →

Fixed HEIL

Home Equity Installment Loan

  • A lump sum for a defined borrowing need.
  • Fixed-rate principal-and-interest payments.
  • A repayment term to compare with your current debts.

Your home secures either loan. Consolidating unsecured balances puts your home at risk if you cannot repay. A lower payment may result from a longer term and increase total interest. Compare APR, fees, payment and total cost.

Your letter is the starting point

Questions about your letter?

Clear answers before you decide.

Why was I selected for a preapproved offer?

You received a prescreened, preapproved home equity offer because you met the initial selection criteria for that offer. Your application lets us verify that you continue to meet those criteria and the conditions stated in your letter, including applicable income, credit and property requirements. Review your letter for its offer amount, expiration date and complete disclosures.

What is a firm offer of credit, and how does it relate to preapproval?

A firm offer is a prescreened credit offer that must be honored when the consumer meets the selection criteria and applicable conditions. Verification and qualifying requirements can still apply, so it is not unconditional final approval. Refer to your mailed letter for the terms and conditions of your specific offer.

What does completing my application accomplish?

It allows us to verify your information, confirm whether you meet your preapproved offer’s requirements, and review available terms with you. Have your Approval ID ready and respond by your letter’s expiration date. Starting an application does not obligate you to take a loan or guarantee savings.

What is my Approval ID number for?

It helps our team reference your mailed offer. Find it on the front or back of your USPS letter and keep it handy when you apply, book or call. An ID does not itself guarantee approval.

Why apply on or before the printed date?

Your mailed offer has an expiration date. Complete your application on or before that date to request review under the offer’s terms. Final eligibility and underwriting still apply. If it has expired, call to discuss currently available options.

Will exploring options hurt my credit?

Calling or booking does not start a credit check. Initial application and eligibility review use no credit inquiry or a soft inquiry that does not negatively affect your score. There is no obligation to take a loan.

Does consolidation mean I am out of debt?

No. It replaces eligible balances with a new home-secured repayment obligation. Progress depends on repaying the new loan and avoiding new balances. Compare total interest, fees and repayment length as well as monthly payment.

Could my first-mortgage payment be lower too?

Possibly, through a separate refinance review. A HELOC or HEIL does not change your first-mortgage payment. Refinancing replaces that mortgage; compare its rate, closing costs, term and total interest. A lower payment may mean a longer term and higher overall cost.
