What should I weigh before using a HELOC to consolidate debt?

Consider variable-rate exposure, fees, repayment discipline, and the risk to your home. A smaller monthly payment does not by itself establish savings.

What should I compare before choosing a loan?

Review the proposed payment, upfront costs, rate structure, repayment term, and total cost. Ask what can change and which conditions apply to the offer.

Can I discuss my options before applying?

Yes. Book a Call to choose a time or call us directly. Start with your goals and questions, then decide whether an application is the right next step.

HOMEOWNER PLANNING GUIDE · UPDATED OCTOBER 22, 2026

A smaller payment is only one part of the decision.

Using home equity to pay credit cards or other bills reorganizes debt; it does not erase it. A lower payment can come from a lower rate, a longer repayment period or both. Compare the full cost and the change in risk before moving unsecured balances onto your home.

Build a side-by-side cost worksheet

  1. List the current debts. Record each payoff balance, rate, required payment, remaining term and any payoff fee. Use current statements and ask for payoff amounts where needed.
  2. Define one payoff timeline. Compare both paths over the same period. If the proposed loan runs longer, include its remaining balance at your comparison date.
  3. Add every applicable charge. Request origination, appraisal, title and closing costs. For a HELOC, ask about annual, inactivity, early-closure and fixed-rate conversion charges, where applicable. Financed fees can also accrue interest.
  4. Check payments under stress. A variable HELOC rate can rise. The payment can also change when the draw period ends. Ask for the rate index, margin, adjustment rules and caps, and an explanation of repayment-period payments.
  5. Compare the total. Look at interest plus fees, repayment length and remaining debt. A smaller monthly amount is not proof of lower total cost.
  6. Plan what happens after payoff. Decide how to avoid rebuilding card balances while repaying the new secured debt. Include emergency reserves and essential housing expenses in the budget.

The most important risk changes

A home-secured loan can expose the property to foreclosure if you cannot repay. Moving credit-card balances to a HELOC changes those balances from unsecured debt into debt secured by your home. A fall in property value can also leave less equity available if you later need to move or refinance.

Taking longer to repay can increase lifetime interest even when the starting rate is lower. If you choose cash-out refinancing, compare the effect on the entire first mortgage, its closing costs and its new term. Do not assume future rate cuts, refinancing or rising home values will solve an unaffordable payment.

Alternatives to put on the same worksheet

Ask existing creditors about hardship or repayment options, compare an unsecured consolidation loan, and consider a qualified nonprofit credit counselor. A balance-transfer offer may have fees and a temporary rate; check the rate after the promotion and the payoff plan. Borrowing against a home is not required to explore these alternatives.

Questions for your loan conversation

  • What fees are paid now, financed or triggered by early closure?
  • What is the payment after the draw period and under a higher-rate scenario?
  • How much debt remains if I repay on my intended schedule?
  • Does the plan still work if income falls or an unexpected expense arrives?
