Customer for Life Guarantee

Subject to the conditions and direct-contact requirements below, the Guarantee applies to refinancing an outstanding loan originated by USAloans that is secured by the same property for which that borrower previously received both a loan from us and a Customer for Life Guarantee certificate. If the borrower received a HELOC from us, the Guarantee also applies to refinancing a mortgage loan secured by the same property for which the borrower received both that HELOC and a Customer for Life Guarantee certificate. A certificate is required; a previous loan by itself does not establish eligibility.

The Guarantee is non-transferable. It does not cover loans to purchase a new property; new loans creating a separate lien on the current property, including a new home equity loan or HELOC; renovation loans; bond loan programs; or down payment assistance programs. Loans applied for through third parties, including lending marketplaces and lead-generation websites, or originated through wholesale or correspondent channels are excluded. The application must be submitted directly to USAloans. Applying indirectly through a third party makes the transaction ineligible.

The Guarantee cannot be redeemed within 12 calendar months of the Date Issued on the certificate. Redemption in whole or in part is subject to applicable federal or state law and investor or guarantor restrictions on refinancing the existing loan. We cannot guarantee approval of a future loan, a future interest rate, a lower payment, savings, or the future appraised value of the home. Future qualification is subject to the loan program terms, underwriting requirements, and conditions available at the time of application. Availability is limited to states where we are appropriately licensed.

For an eligible future refinance that meets the requirements above and successfully closes, no lender fee will be charged. “Lender fee” does not include discount points associated with the transaction. Other closing costs, including third-party charges, government fees, prepaid items, and escrow deposits, are not waived by the lender-fee benefit.

Eligible borrowers with a HELOC originated by us may receive a closing-cost waiver of up to half a point (0.50% of the new mortgage loan amount) when either (i) refinancing their existing HELOC with us into an eligible new mortgage with us, or (ii) refinancing with us the existing first-lien mortgage on the same property that also secures the borrower’s existing HELOC with us. The HELOC closing-cost benefit is limited to actual eligible closing costs and has no cash value. Costs exceeding the applicable waiver and any charges not covered by the Guarantee remain the borrower’s responsibility. Refinancing may extend the repayment period or increase total interest costs; compare the full transaction costs before deciding.
