DSCR investor financing · 1–20 unit properties

Let the property’s income
power your next move.

Buy a rental. Unlock equity. Build your portfolio. Explore DSCR loans that focus on the property’s qualifying rental income instead of your personal income.

Purchase & cash-out refinance inquiries for 1–4 unit rentals and 5–20 unit multifamily properties. Business-purpose investment financing. Program and state eligibility apply.

Built around your investment

Your cash flow tells a different story.

A DSCR (Debt Service Coverage Ratio) loan lets investors qualify using the property’s eligible current or projected rental income. Many programs do not use W-2s, personal tax returns, or a traditional personal debt-to-income calculation. Credit, reserves, equity, appraisal, and property income still matter.

01 / ACQUIRE

Buy your next rental

Evaluate financing for a single-family rental, duplex, triplex, fourplex, or eligible apartment property based on the asset’s income potential.

02 / REINVEST

Put equity to work

A cash-out refinance can release eligible equity for your next investment or property improvements. Compare the new payment, closing costs, and cash-flow impact.

03 / GROW

Keep building

Property-focused qualification can suit self-employed investors and owners growing beyond one rental. Entity ownership may be available, depending on the program.

One goal. The right financing path.

From your first rental to a 20-unit investment.

1–4 unit rental properties

Residential DSCR programs commonly compare eligible monthly rent with principal, interest, taxes, insurance, and association dues (PITIA). Market rent may be supported by an appraisal; projected income is subject to lender review.

5–20 unit multifamily properties

Commercial or small-balance multifamily programs generally review net operating income or underwritten net cash flow against debt service. Expect review of rent rolls, expenses, occupancy, reserves, and investor experience.

These are different program categories. Eligibility for every property type, unit count, or state is not guaranteed. Review USAloans licensing →

Understand the numbers

What does a 1.25× DSCR mean?

For a simplified 1–4 unit example: $3,000 qualifying monthly rent ÷ $2,400 monthly PITIA = 1.25× DSCR.

Income is 25% above the payment used in this example. This is not net profit: vacancy, repairs, management, and other expenses affect your actual cash flow. Multifamily programs typically use net income and a different calculation. Required ratios vary by lender and loan scenario; 1.25× is an illustration, not an approval threshold.

Put investment-property equity to work

DSCR loans for cash-out refinancing.

Already own a rental property? Eligible investors can use a DSCR cash-out refinance to access equity while qualifying based on the property’s rental-income analysis. The new loan replaces the existing mortgage; after paying off that loan and applicable closing costs, remaining proceeds are paid to you.

Use eligible proceeds for investment goals such as improving a rental property or funding another investment purchase, subject to program requirements. Available cash out depends on the property’s appraised value, existing debt, loan-to-value limits, rental income, credit, reserves, and ownership-seasoning requirements.

For eligible business-purpose investment properties. Program, property, unit-count, and state restrictions apply. Refinancing can increase your balance, payment, or total borrowing costs; review the new terms and any prepayment penalty before proceeding.

A clear path to a decision.

  1. Share the basics. Tell us the state, unit count, loan purpose, and estimated financing need.
  2. Review the fit. Discuss rent, property value, credit, reserves, and available programs.
  3. Complete underwriting. Provide the required application and property documents. Final approval follows lender review and applicable conditions.

Have these ready when available

Purchase price or estimated value, current loan balance for a refinance, lease or rent roll, estimated property expenses, and ownership/entity details.

Compare the whole investment.

Review the rate, points, lender fees, reserves, down payment or equity requirement, and any prepayment penalty. Interest-only or adjustable-rate options, where offered, can change future payments.

Cash-out limits and ownership seasoning vary. A refinance replaces the existing loan and can increase total borrowing costs. A strong rental history helps, but no ratio alone guarantees approval.

    Investor questions, answered.

Do I need personal tax returns?

Many DSCR programs qualify the loan using property income instead of personal income documentation. The lender still evaluates credit, liquidity, collateral, and other requirements; documentation varies by program.

Can I use a DSCR loan for cash out?

Cash-out options may be available on eligible investment properties. Available proceeds depend on appraised value, existing debt, leverage limits, ownership seasoning, and closing costs.

Can I finance a property with 20 units?

Submit your scenario for a multifamily program review. Properties with 5–20 units follow different underwriting from 1–4 unit rentals, and available financing depends on the property, market, and lender.

Can I live in the property?

The DSCR financing described here is for business-purpose, non-owner-occupied investment properties. If you plan to live in the property, ask about a different loan program.

Does submitting the form approve my loan?

No. It starts an initial conversation. An actual approval requires a completed application, lender underwriting, and satisfaction of all applicable conditions.
