HOMEOWNER PLANNING GUIDE · UPDATED OCTOBER 22, 2026

Build the renovation budget before choosing the loan.

A useful financing plan starts with a written scope, contractor estimates, permit costs and a contingency you can afford. Separate essential repairs from optional upgrades. Compare the amount you need, when each payment is due and how you will repay it.

Match the funding structure to the project

  • HELOC: A revolving line may fit staged work because you can draw as costs arise, subject to the agreement. Most have variable rates. Ask about minimum draws, annual fees and payments after the draw period.
  • Home equity loan: A lump sum may fit a defined project budget. Many have a fixed rate; confirm the actual terms. Interest generally begins on the amount funded, even if the contractor is paid later.
  • Cash-out refinance: This replaces the first mortgage. Compare the rate and cost on the entire new mortgage, not just the renovation cash. A longer term can increase lifetime interest.
  • Savings, phased work or unsecured financing: These may avoid adding a lien on your home. Compare available cash reserves, rates, fees and repayment periods rather than assuming home-secured debt is always the better choice.

A planning example: staged work versus one payment

Suppose a written project budget totals $40,000 before any contingency. If a contractor needs $10,000 at the first milestone and later payments as work progresses, compare the cost of drawing in stages with taking a lump sum upfront. Request a written payment schedule and ask how much principal remains at your expected payoff date. These are planning amounts, not a loan quote, approval estimate or promise of future home value.

Compare more than the first monthly payment

Request an itemized list of origination, appraisal, title and other applicable charges. For a credit line, ask about annual, inactivity and early-closure fees. Compare interest plus fees over the same payoff timeline. Stress-test a variable-rate payment and include property taxes, insurance, maintenance and existing debts in the household budget.

Protect both the project and the home

Your home secures a HELOC, home equity loan or mortgage. Failure to repay can lead to foreclosure. Renovation spending does not guarantee a matching increase in market value. Check a contractor’s license, insurance, references and written change-order process. Avoid committing to a project solely because a credit limit is available.
